AFFORDABILITY · BUYER GUIDE

What home can you afford?

60 seconds. No sign up. No tricks. Your honest number, exactly why it is your number, and how buying actually happens. Everything runs in your browser: nothing you type is stored or sent anywhere.

A guide, not financial advice. Your lender decides your final number. The rates shown are examples until the banks publish theirs. The rules used (the 40% rule, the 10% deposit) are the common ones; always confirm with two lenders.

01 · ABOUT YOU

Your money, as it is

What lands in the bank after tax and NIC.

Car, hire purchase, personal loans. Not food or rent.

Deposit and buying costs come from here.

Police, teachers, nurses, doctors, civil service. It changes a lot: see step 3 below.

02 · THE LOAN

Term and rate

Longer means you can afford more, but you pay more interest over time.

Example rates. Always ask two lenders; step 2 shows what each rate does.

THE PROCESS

How buying actually happens

  1. Get pre-approved first. Your bank, credit union or the Saint Lucia Development Bank tells you your real number in writing. Free.
  2. Choose the home. Your pre-approval letter makes you a serious buyer.
  3. The lawyer checks the title. Never skip this. It protects you.
  4. Government help comes off your bill (see below).
  5. Sign, then keys. The lender pays the seller. You pay the lender monthly.

Government help that is real and current.

No stamp duty on the first EC$400,000 of a qualifying residential mortgage.

Public servants (police, teachers, nurses, doctors) can get a 100% mortgage, no deposit, through the Saint Lucia Development Bank, guaranteed by the NIC, plus EC$1,000 toward legal fees.

Full details of the government help: every scheme, who qualifies, and what is not yet published.
