Government help buying a home in Saint Lucia
Three things are real right now. Zero-deposit mortgages for public servants. No stamp duty on the first EC$400,000. And a new US$20 million housing facility at the Saint Lucia Development Bank. Each one below, with what we know, the source, and what to do next.
A guide, not financial advice. Your lender decides what you qualify for and your final number. Every fact on this page carries its source; anything not yet published is marked as such. We update this page as the bank publishes details.

Zero-deposit mortgages for public servants
Who: police, teachers, nurses, doctors, civil service. The emphasis is first-time buyers.
What: the Saint Lucia Development Bank (SLDB) lends 100% of the price. No deposit. The loan is guaranteed by the NIC, the state pension fund. You also get EC$1,000 toward legal fees.
Do: apply at SLDB. Your savings then cover lawyer and moving costs instead of a deposit. See what a 100% loan does to your number on the affordability page.

Stamp duty relief on the first EC$400,000
What: no stamp duty on the first EC$400,000 of a qualifying residential mortgage. That is money straight off your buying costs.
Who: qualified borrowers, including private-sector workers, not only public servants.
Honestly: the fine print, such as whether it is first-time buyers only, has not been published. Ask your lender to confirm you qualify before you count on it.

The new US$20 million housing facility
What: a US$20 million Housing and Infrastructure Development Facility at the SLDB, funded by the Export-Import Bank of the Republic of China (Taiwan). That is about EC$54 million at EC$2.70 = US$1: one facility, the same money in two currencies.
For: low and middle income Saint Lucians to build or improve homes, and for climate-resilient housing infrastructure such as drainage, water storage and solar power.
Where it stands: terms finalised November 2025. Signing announced by the Office of the Prime Minister in August 2026. The loan products, who is eligible and how to apply are not yet published. We update this page as the bank publishes details.

What to do next
- Check your number. The affordability page shows what home you can afford and the bank math behind it, in 60 seconds, in your browser.
- Get pre-approved. SLDB or your credit union tells you your real number in writing. Free, and it makes you a serious buyer.
- Never skip the lawyer's title check. It protects you. The EC$1,000 legal-fee help exists for exactly this.
