The north premium is real: Cap Estate land asks roughly twice the per sq ft rate of the island's south and east. Soufrière is thin-ish and skewed by view lots above the Pitons; Dennery and Choiseul are the entry points. A stated lot size is what makes a listing comparable: always divide price by documented area, and check the survey plan matches (see the title check).
