What does it cost to build a house in Saint Lucia?
US$110 to 200 per square foot for a modest to medium-spec home, and US$230 to 380 for high finish (BCQS, April 2025). A modest 1,800 sq ft 3-bed runs roughly US$198,000 to US$270,000 for structure and finish, before land, professional fees and contingency. Costs rose 5.69% into 2025.

Costs escalated 5.69% in Saint Lucia from 2024 to 2025 (regional average 4.4%), so treat the bands as a floor that drifts up. No 2026 edition had been published when we last checked.
A worked 3-bed example
A modest-spec 1,800 sq ft 3-bed at US$110 to 150 per sq ft prices the structure and finish at US$198,000 to US$270,000. On top of that: architectural and professional services (5 to 10% of construction cost), preliminaries and general conditions (BCQS puts these at 15% as typical), contractor margin (BCQS: 12%, plus or minus 5%), and a contingency. Land, land servicing and financing costs are extra. Run your own size, spec and mortgage in the build planner; it shows every coefficient with its source.
Labour and trades
Skilled trade day rates (mason, carpenter, electrician) are reported around EC$150 to EC$200 a day, a low-confidence agent figure; no official rate card is published. Honestly: no Saint Lucia materials-versus-labour split has been published anywhere we can verify, so we do not print one. When a quantity surveyor gives you a split for your build, that beats any web number.
What the state has fixed, and until when
VAT on building materials is zero until 30 November 2030. Cement, lumber, steel, aluminium, galvanise and solar PV have been zero-rated since 2 August 2023, and Parliament extended the measure in July 2026, widening the schedule and setting a fixed end date more than four years out. It is no longer a rolling two-year concession renewed at each budget; it is a horizon a build can be planned and financed against.
This matters to any number on this page. The published regional cost-per-square-foot benchmarks, this page's BCQS bands included, are gross of VAT. None of them nets out a waiver that applies in Saint Lucia and not in most of its neighbours, so the bands overstate the island's materials cost relative to the region. We do not print a netted figure, because the materials-versus-labour split that would be needed to compute one has never been published for Saint Lucia.

What the waiver does not touch: import duty on building materials, roughly 30% blended; the customs service charge; and the 2.5% Health and Citizen Security Levy on CIF. A measure with no published end date is recorded here as open-ended, not as permanent. Honestly: we have not read the statutory instruments for these measures, only the parliamentary reporting, so treat the dates as reported rather than gazetted.
