What is your Saint Lucia home worth?
An estimate from what homes like yours are asking, in your neighbourhood, right now. You get a central figure, the middle-half range around it, how many comparable listings sit behind it, the date we captured them, and the listings themselves with their sources. If we do not have enough listings near you, the page says so instead of guessing.
These are asking prices, not sold prices. Saint Lucia publishes no sold-price register: section 35 of the Land Registration Act limits Land Registry searches to attorneys, so registered sale prices are not public data. The gap between asking and sold on this island is unknown to us, because nobody publishes it.
This is not a formal valuation and must not be used for lending or legal purposes. For those, instruct a valuer licensed in Saint Lucia. Your lender will require one whatever this page says.
What it would ask
The listings behind the figure
Facts only: price, size, bedrooms, place, source and capture date. We never copy a listing's words or its photographs. Every listing links to the site that holds it.
Exactly how the figure is made
-
1step
Find enough comparable listings
Every for-sale listing we hold for your kind of home in your neighbourhood, from public agency and developer sites, each with its source URL and the date we captured it. A neighbourhood figure needs at least 10 of them. If there are fewer we widen to the district and tell you we widened. Below 5 we publish nothing at all.
-
2step
Divide by size, or do not
If you gave a built area, we take the median asking price per sq ft of that group and multiply it by your size. If you did not, we take the median asking price of the group as it stands. Only listings that state a size can feed a per sq ft figure, so the two counts differ and both are shown.
-
3step
Condition picks a quartile, not a multiplier
We apply no condition coefficient, because we have no sourced one. Instead, condition chooses where in that neighbourhood's own observed spread we quote you: basic takes the lower quartile, standard the median, premium the upper quartile. The range you see is the middle half of the neighbourhood's asking prices, which is the spread the market itself shows.
-
4step
Show the papers
Every figure carries the number of listings behind it, the number of separate sources, the capture date and a confidence grade set by rule, not by feeling. The rules are published in the repository as the data standard and the build refuses to ship if one of them breaks. See the methodology.
Currency: US$ converted at the ECCB peg of EC$2.70 = US$1, sterling at the indicative site rate. Medians and quartiles, never averages, so one trophy listing cannot move your number.
Put your home on the register
Tell us your home is there and we hold it as an owner-claimed record: neighbourhood, kind of home, bedrooms, size and condition, plus the date. Nothing else identifies you, and your email is optional and used only to reply.
An owner-claimed record is never counted in any index, median or estimate on this site. That is a rule, not a preference. It has one job: to become a verified record.
How it gets verified. You send one document: the registered transfer for the parcel, a valuation report from a valuer licensed in Saint Lucia, the survey plan, or a written confirmation from the agency that holds the listing. A named person here reads it, records who checked it, when and what they saw, and upgrades only the facts the document actually states. A verified record is the only kind that can ever feed a figure.
What we never store: identity-document numbers, bank details, copies of a registered instrument, or the names of parties from the Registry. The full rule set is published as the data standard in our repository and summarised on the methodology page.

We store what you selected above with your note. Owner-claimed, tier C, never counted.
What to do with the number
- Selling? See what a sale actually costs: vendor's tax by band, agent commission and VAT, and your own attorney.
- Buying instead? What you can afford works the number from the other end, and every public listing is browsable by area.
- Building? The cost-to-build model prices the same home as a construction budget, sourced to BCQS.
- Want the risk side? The Resilience Rating is the 1 to 5 standard for how a Saint Lucia home stands up to wind, water and slope.
